Ada County Insights:


Ada County presents a tapestry of figures, with 193 new listings marking a 12% decline. However, the market maintains strength with an average listing price of $720,745, up 4%. Notably, the average sold price sees a robust 9% increase, reaching $620,737. Homes sold this week stand at 114, down 19%, reflecting a momentary dip in activity. Active listings show resilience, down by 1% at 1,140, while pending listings and total inventory remain stable at 177 and 1.9 months, respectively.


Canyon County Chronicles:


Canyon County, in contrast, sees a distinct narrative. With 133 new listings, the market experiences a 1% uptick. The average list price climbs marginally to $538,636, up by 1%. Impressively, the average sold price records a 12% surge, reaching $450,641. Despite a 10% decrease in homes sold this week (70 in total), active listings remain steady at 684. Pending listings show promise, up by 8% at 100, while inventory inches up to 2.0 months, signaling a balanced market.

As winter makes its exit, both counties anticipate the blossoming of the spring market. The slight decrease in new listings may indicate a strategic pause by sellers, preparing for the seasonal upswing. Ada County's resilient average sold price suggests continued demand, while Canyon County's surge in average sold price reveals a market geared for growth. With pending listings on the rise, we anticipate increased activity in the weeks ahead.
