I have been hearing more and more that finding homes in the mid 300's is getting harder and harder to find. The truth is that Meridian and Boise absolutely do have homes in this price point. The good news is that they are possible to find and buy but, we have to be fast. We have to be ready and prepared to present an offer. As long as you have your lender letter and are keeping a close eye on the market (or your agent is) you can find a home for a great price.
You also need to focus your search on areas where the price you need is most likely to come up. Like these three subdivisions: Austin Creek, Roxey Place, and Candlestick Park in West Boise. Making up just 120 acres on the corner of N Eagle Rd and E McMillan you will find 334 residential homes. Starting construction back in 1999 and as late as 2012. It's a great area to look for starter homes that are anywhere from 1300 sf up to 2300 sf. It mostly has at 3 to 4 bedroom, 2 bath, 2 car garage homes on .14 to .20 of an acre lot size.
In the last 90 days, 11 homes have sold with an average list price of $344,120. And as of today's date (December 20, 2020) there are no active listings. That's no surprise. Average days on market for these neighborhoods is 4 days. So remember to act fast! There are two pending listings, one received $38,000 over list price. But don't let that discourage you. The average property in this area sold for only about $5,000 over list price
So here are a few things to consider about this area. These neighborhoods surround Charles F. McDevitt Youth Sport Complex. There are 7 pathway entrances from the neighborhoods, it is on 39 acres and has a fishing pond, little league, open play areas, playground, and a skate park.

And the schools are Discovery Elementary (2 mi) Heritage Middle School (2.5 mi) and Rocky Mountain High (4 mi) Due to our exceptional growth these boundaries are continually changing so definitely reach out to the schools for more information.

Also note worthy is the location. Eagle Road is a main vein that connects Boise, Meridian, and Eagle to our freeway. The access to shopping and daily needs is pretty great in comparison to other areas. It's just 3 minutes from Albertson's Grocery Store, 4 minutes from Target, and 5 minutes from Trader's Joe's.
